What happened in Pickering in January 2026
Pickering recorded 60 sales in January 2026, 25.0% fewer than the same month a year earlier. Sellers brought 186 new listings to market, leaving 270 properties in inventory — 15.4% more than a year ago. At the month's pace of sales that is 3.8 months of supply, which puts Pickering in a balanced market. 37% of the month's new listings sold.
The average sale price across all property types was $935,565, down 1.6% year over year and up 0.1% on the month. Detached homes averaged $1,124,405 against $506,250 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
