What happened in Pickering in February 2026
Pickering recorded 72 sales in February 2026, 16.3% fewer than the same month a year earlier. Sellers brought 215 new listings to market, leaving 321 properties in inventory — 18.0% more than a year ago. At the month's pace of sales that is 3.9 months of supply, which puts Pickering in a balanced market. 37% of the month's new listings sold.
The average sale price across all property types was $906,407, down 3.9% year over year and down 3.1% on the month. Detached homes averaged $1,150,319 against $532,307 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
