Buying in Burlington

The western edge of the GTA on Lake Ontario, consistently well-regarded for liveability, and tighter on supply than its Halton neighbours.

Housing stock

Established detached subdivisions across the centre and north, older housing near the lake and downtown, and a growing condo supply downtown and along Fairview.

Tends to suit
  • Families
  • Downsizers
  • Buyers wanting lakefront access at less than Oakville pricing

Burlington sits at the far western end of the region, on the lake, with the escarpment behind it. It regularly appears near the top of national liveability rankings, and it prices below Oakville while offering much of the same lakefront geography.

The market here runs tighter than most of Halton — supply is comparatively thin, so well-priced properties move.

Downtown Burlington and the Fairview corridor have added condo supply, which has made it a genuine option for downsizers who want to stay in the city they raised a family in.

Financing a home in Burlington

Downsizing is common here and it comes with a specific trap: buying the next place before the current one has firmly sold. Bridge financing requires a firm, unconditional sale agreement — an accepted offer that still has conditions on it is not enough for most lenders. If you are selling and buying, line the closing dates up deliberately, and have the bridge arranged in principle before you commit to the purchase date.
