Pickering recorded 67 sales in December 2025, 1.5% fewer than the same month a year earlier. Sellers brought 78 new listings to market, leaving 254 properties in inventory — 23.3% more than a year ago. At the month's pace of sales that is 3.7 months of supply, which puts Pickering in a balanced market. 38% of the month's new listings sold.

The average sale price across all property types was $934,518, down 5.1% year over year and up 1.7% on the month. Detached homes averaged $1,107,787 against $475,669 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
