Buying in Mississauga

Canada’s seventh-largest city in its own right — a full range from waterfront villages to the Square One condo cluster to airport-adjacent industry.

Housing stock

Everything: Port Credit and Lorne Park’s established housing, large postwar and 1980s subdivisions through Erin Mills and Meadowvale, and a dense, still-growing condo core around Square One.

Tends to suit
  • Families wanting more house than the 416 offers
  • Condo buyers priced out of downtown Toronto
  • Anyone working at or around Pearson

Mississauga is not a suburb of Toronto so much as a city that happens to be beside it, and it has the housing range to match. Port Credit and Clarkson feel like lakeside towns. Lorne Park is estate housing. Erin Mills, Streetsville and Meadowvale are large family subdivisions. Around Square One there is a condo downtown that has been under construction for two decades.

The practical draw is that detached housing here is meaningfully cheaper than the equivalent in the 416, while the GO train and the airport keep it well connected. For a lot of households the Mississauga detached house is the purchase that the Toronto detached house was supposed to be.

The Square One condos are worth a separate look. They are a genuinely different price tier from downtown Toronto, and much of the newer supply was sold pre-construction to investors.

Financing a home in Mississauga

Detached housing here often lands just under the $1.5 million insured cap, which is exactly where the down-payment scale is most worth understanding: below the line you can put down 5% of the first $500,000 plus 10% of the rest, and crossing it takes the minimum to a flat 20%. On the Square One condos, watch the maintenance fees — a high monthly fee reduces what you qualify for, because lenders add a portion of it to your debt-service calculation. Two units at the same price can produce different approvals for that reason alone.
