Pickering recorded 121 sales in October 2025, 17.1% fewer than the same month a year earlier. Sellers brought 296 new listings to market, leaving 436 properties in inventory — 12.1% more than a year ago. At the month's pace of sales that is 3.5 months of supply, which puts Pickering in a balanced market. 39% of the month's new listings sold.

The average sale price across all property types was $886,908, down 12.4% year over year and down 5.2% on the month. Detached homes averaged $1,102,370 against $489,500 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
