What happened in Pickering in September 2025
Pickering recorded 111 sales in September 2025, 29.1% more than the same month a year earlier. Sellers brought 351 new listings to market, leaving 487 properties in inventory — 17.6% more than a year ago. At the month's pace of sales that is 3.4 months of supply, which puts Pickering in a balanced market. 40% of the month's new listings sold.
The average sale price across all property types was $935,803, down 6.0% year over year and up 2.4% on the month. Detached homes averaged $1,186,163 against $495,769 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
