What happened in Pickering in August 2025

Pickering recorded 99 sales in August 2025, 15.4% fewer than the same month a year earlier. Sellers brought 264 new listings to market, leaving 477 properties in inventory — 34.0% more than a year ago. At the month's pace of sales that is 3.4 months of supply, which puts Pickering in a balanced market. 39% of the month's new listings sold.

The average sale price across all property types was $913,648, down 6.9% year over year and down 6.0% on the month. Detached homes averaged $1,149,616 against $583,077 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
