Aurora recorded 50 sales in November 2025, 33.3% fewer than the same month a year earlier. Sellers brought 131 new listings to market, leaving 295 properties in inventory — 40.5% more than a year ago. At the month's pace of sales that is 5.3 months of supply, which puts Aurora in a buyer's market. 30% of the month's new listings sold.

The average sale price across all property types was $1,285,894, down 12.8% year over year and down 2.4% on the month. Detached homes averaged $1,677,031 against $571,667 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
