Aurora recorded 41 sales in December 2025, 5.1% more than the same month a year earlier. Sellers brought 41 new listings to market, leaving 188 properties in inventory — 41.4% more than a year ago. At the month's pace of sales that is 5.5 months of supply, which puts Aurora in a buyer's market. 30% of the month's new listings sold.

The average sale price across all property types was $1,248,524, down 16.7% year over year and down 2.9% on the month. Detached homes averaged $1,509,896 against $590,000 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
