What happened in Aurora in October 2025

Aurora recorded 62 sales in October 2025, 12.7% fewer than the same month a year earlier. Sellers brought 210 new listings to market, leaving 332 properties in inventory — 29.2% more than a year ago. At the month's pace of sales that is 5.0 months of supply, which puts Aurora in a buyer's market. 32% of the month's new listings sold.

The average sale price across all property types was $1,317,466, down 4.6% year over year and up 11.4% on the month. Detached homes averaged $1,551,046 against $574,500 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
