What happened in Aurora in September 2025

Aurora recorded 69 sales in September 2025, 25.5% more than the same month a year earlier. Sellers brought 222 new listings to market, leaving 332 properties in inventory — 21.2% more than a year ago. At the month's pace of sales that is 4.8 months of supply, which puts Aurora in a buyer's market. 33% of the month's new listings sold.

The average sale price across all property types was $1,183,116, down 21.4% year over year and down 12.9% on the month. Detached homes averaged $1,448,231 against $717,800 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
