What happened in Aurora in February 2025

Aurora recorded 31 sales in February 2025, 55.7% fewer than the same month a year earlier. Sellers brought 110 new listings to market, leaving 186 properties in inventory — 80.6% more than a year ago. At the month's pace of sales that is 3.3 months of supply, which puts Aurora in a balanced market. 41% of the month's new listings sold.

The average sale price across all property types was $1,147,807, down 21.1% year over year and down 23.5% on the month. Detached homes averaged $1,369,587 against $743,261 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

The estate properties on the town’s edges can run into the same issues as Caledon — larger parcels, sometimes well and septic, and lenders that will only value a limited acreage.
