What happened in Aurora in March 2025
Aurora recorded 40 sales in March 2025, 52.9% fewer than the same month a year earlier. Sellers brought 212 new listings to market, leaving 250 properties in inventory — 145.1% more than a year ago. At the month's pace of sales that is 3.7 months of supply, which puts Aurora in a balanced market. 37% of the month's new listings sold.
The average sale price across all property types was $1,311,336, down 9.4% year over year and up 14.2% on the month. Detached homes averaged $1,711,155 against $753,225 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Aurora
Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. The estate properties on the town’s edges can run into the same issues as Caledon — larger parcels, sometimes well and septic, and lenders that will only value a limited acreage.
