What happened in Aurora in January 2025

Aurora recorded 26 sales in January 2025, 31.6% fewer than the same month a year earlier. Sellers brought 95 new listings to market, leaving 146 properties in inventory — 55.3% more than a year ago. At the month's pace of sales that is 3.0 months of supply, which puts Aurora in a balanced market. 42% of the month's new listings sold.

The average sale price across all property types was $1,501,173, up 25.3% year over year and up 0.2% on the month. Detached homes averaged $2,052,083 against $659,250 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
