Whitby recorded 148 sales in April 2025, 13.5% fewer than the same month a year earlier. Sellers brought 403 new listings to market, leaving 433 properties in inventory — 59.2% more than a year ago. At the month's pace of sales that is 2.4 months of supply, which puts Whitby in a balanced market. 44% of the month's new listings sold.

The average sale price across all property types was $941,442, down 11.4% year over year and down 6.7% on the month. Detached homes averaged $1,064,283 against $578,857 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
