Vaughan recorded 257 sales in April 2026, 5.3% more than the same month a year earlier. Sellers brought 818 new listings to market, leaving 1,277 properties in inventory — 10.0% less than a year ago. At the month's pace of sales that is 5.3 months of supply, which puts Vaughan in a buyer's market. 33% of the month's new listings sold.

The average sale price across all property types was $1,169,382, down 11.9% year over year and down 1.3% on the month. Detached homes averaged $1,548,367 against $603,273 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
