Vaughan recorded 242 sales in March 2026, 4.0% fewer than the same month a year earlier. Sellers brought 723 new listings to market, leaving 1,083 properties in inventory — 11.5% less than a year ago. At the month's pace of sales that is 5.3 months of supply, which puts Vaughan in a buyer's market. 33% of the month's new listings sold.

The average sale price across all property types was $1,184,383, down 6.0% year over year and up 3.9% on the month. Detached homes averaged $1,644,854 against $608,347 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
