What happened in Vaughan in February 2025

Vaughan recorded 201 sales in February 2025, 31.2% fewer than the same month a year earlier. Sellers brought 649 new listings to market, leaving 992 properties in inventory — 78.1% more than a year ago. At the month's pace of sales that is 3.9 months of supply, which puts Vaughan in a balanced market. 37% of the month's new listings sold.

The average sale price across all property types was $1,227,016, down 7.0% year over year and up 10.5% on the month. Detached homes averaged $1,616,308 against $653,396 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Vaughan

Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. Detached purchases here routinely exceed $1.5 million, which puts them outside insured financing entirely — 20% down minimum, no insurance premium, and a smaller set of lenders.
