What happened in Oshawa in September 2025

Oshawa recorded 173 sales in September 2025, 6.0% fewer than the same month a year earlier. Sellers brought 522 new listings to market, leaving 735 properties in inventory — 11.4% more than a year ago. At the month's pace of sales that is 3.1 months of supply, which puts Oshawa in a balanced market. 40% of the month's new listings sold.

The average sale price across all property types was $740,862, down 5.0% year over year and down 0.9% on the month. Detached homes averaged $823,574 against $409,718 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Oshawa
