What happened in Oshawa in August 2025

Oshawa recorded 184 sales in August 2025, 12.2% more than the same month a year earlier. Sellers brought 446 new listings to market, leaving 705 properties in inventory — 19.7% more than a year ago. At the month's pace of sales that is 3.1 months of supply, which puts Oshawa in a balanced market. 41% of the month's new listings sold.

The average sale price across all property types was $747,282, down 4.3% year over year and up 1.5% on the month. Detached homes averaged $825,761 against $301,778 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Oshawa
