What happened in Oshawa in June 2025

Oshawa recorded 182 sales in June 2025, 19.1% fewer than the same month a year earlier. Sellers brought 586 new listings to market, leaving 778 properties in inventory — 36.7% more than a year ago. At the month's pace of sales that is 3.0 months of supply, which puts Oshawa in a balanced market. 41% of the month's new listings sold.

The average sale price across all property types was $764,501, down 7.1% year over year and down 2.2% on the month. Detached homes averaged $846,005 against $434,544 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Oshawa

Confirm whether an existing suite is legal and registered — it changes which lenders will use the income and how much of it.
