What happened in Oshawa in May 2025

Oshawa recorded 216 sales in May 2025, 10.0% fewer than the same month a year earlier. Sellers brought 612 new listings to market, leaving 710 properties in inventory — 44.9% more than a year ago. At the month's pace of sales that is 2.8 months of supply, which puts Oshawa in a balanced market. 41% of the month's new listings sold.

The average sale price across all property types was $781,748, down 3.8% year over year and down 1.9% on the month. Detached homes averaged $843,853 against $423,344 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Oshawa
