What happened in Oakville in December 2025

Oakville recorded 135 sales in December 2025, 15.4% more than the same month a year earlier. Sellers brought 192 new listings to market, leaving 680 properties in inventory — 20.1% more than a year ago. At the month's pace of sales that is 5.6 months of supply, which puts Oakville in a buyer's market. 30% of the month's new listings sold.

The average sale price across all property types was $1,344,131, down 3.6% year over year and down 3.3% on the month. Detached homes averaged $1,711,047 against $583,395 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
