Oakville recorded 224 sales in November 2025, 4.7% more than the same month a year earlier. Sellers brought 424 new listings to market, leaving 1,044 properties in inventory — 19.3% more than a year ago. At the month's pace of sales that is 5.5 months of supply, which puts Oakville in a buyer's market. 31% of the month's new listings sold.

The average sale price across all property types was $1,389,725, down 10.8% year over year and up 2.1% on the month. Detached homes averaged $1,887,713 against $577,551 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
