What happened in Markham in February 2026

Markham recorded 182 sales in February 2026, 4.0% more than the same month a year earlier. Sellers brought 427 new listings to market, leaving 800 properties in inventory — 3.3% less than a year ago. At the month's pace of sales that is 4.7 months of supply, which puts Markham in a buyer's market. 35% of the month's new listings sold.

The average sale price across all property types was $1,068,928, down 11.8% year over year and down 2.9% on the month. Detached homes averaged $1,507,887 against $570,436 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
