What happened in Markham in January 2026

Markham recorded 163 sales in January 2026, 5.8% fewer than the same month a year earlier. Sellers brought 491 new listings to market, leaving 769 properties in inventory — 15.5% more than a year ago. At the month's pace of sales that is 4.7 months of supply, which puts Markham in a buyer's market. 35% of the month's new listings sold.

The average sale price across all property types was $1,100,945, down 9.7% year over year and down 7.3% on the month. Detached homes averaged $1,470,451 against $593,124 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
