Caledon recorded 77 sales in November 2024, 57.1% more than the same month a year earlier. Sellers brought 162 new listings to market, leaving 347 properties in inventory — 21.3% more than a year ago. At the month's pace of sales that is 4.6 months of supply, which puts Caledon in a buyer's market. 36% of the month's new listings sold.

The average sale price across all property types was $1,474,593, down 2.1% year over year and up 7.3% on the month. Detached homes averaged $1,647,063 against $511,316 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Caledon

Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. Rural and acreage properties are a distinct lending category. Many lenders will only finance a limited number of acres and will value the house and that portion of land, disregarding the rest — so the appraised lending value can come in below the purchase price on a large parcel even when nothing is wrong.
