Caledon recorded 87 sales in October 2024, 70.6% more than the same month a year earlier. Sellers brought 222 new listings to market, leaving 384 properties in inventory — 7.3% more than a year ago. At the month's pace of sales that is 4.7 months of supply, which puts Caledon in a buyer's market. 35% of the month's new listings sold.

The average sale price across all property types was $1,373,715, down 2.0% year over year and up 7.9% on the month. Detached homes averaged $1,485,631 against $534,175 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Caledon

Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. Rural and acreage properties are a distinct lending category.
