What happened in Burlington in July 2026
Burlington recorded 221 sales in July 2026, 10.2% fewer than the same month a year earlier. Sellers brought 428 new listings to market, leaving 766 properties in inventory — 15.0% less than a year ago. At the month's pace of sales that is 3.6 months of supply, which puts Burlington in a balanced market. 46% of the month's new listings sold.
The average sale price across all property types was $1,050,887, down 5.3% year over year and down 8.6% on the month. Detached homes averaged $1,349,075 against $637,376 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
