What happened in Burlington in April 2025

Burlington recorded 210 sales in April 2025, 30.0% fewer than the same month a year earlier. Sellers brought 577 new listings to market, leaving 825 properties in inventory — 76.3% more than a year ago. At the month's pace of sales that is 3.3 months of supply, which puts Burlington in a balanced market. 44% of the month's new listings sold.

The average sale price across all property types was $1,114,810, down 2.6% year over year and down 5.3% on the month. Detached homes averaged $1,416,846 against $754,656 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
