What happened in Burlington in March 2025

Burlington recorded 208 sales in March 2025, 11.9% fewer than the same month a year earlier. Sellers brought 514 new listings to market, leaving 678 properties in inventory — 137.9% more than a year ago. At the month's pace of sales that is 3.1 months of supply, which puts Burlington in a balanced market. 45% of the month's new listings sold.

The average sale price across all property types was $1,177,176, up 5.1% year over year and up 13.4% on the month. Detached homes averaged $1,544,657 against $607,059 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
