Ajax recorded 67 sales in November 2025, 30.2% fewer than the same month a year earlier. Sellers brought 150 new listings to market, leaving 239 properties in inventory — 18.9% more than a year ago. At the month's pace of sales that is 2.8 months of supply, which puts Ajax in a balanced market. 44% of the month's new listings sold.
The average sale price across all property types was $908,139, down 5.5% year over year and up 0.3% on the month. Detached homes averaged $992,946 against $415,000 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
