The average sale price in the Greater Toronto Area in March 2026 was $1,017,796, down 6.9% year over year. 5,039 homes sold against 14,442 new listings — 4.9 months of supply, a buyer's market.
What happened in March 2026
Toronto recorded 5,039 sales in March 2026, 0.6% more than the same month a year earlier. Sellers brought 14,442 new listings to market, leaving 21,596 properties in inventory — 8.0% less than a year ago. At the month's pace of sales that is 4.9 months of supply, which puts Toronto in a buyer's market. 34% of the month's new listings sold.
The average sale price across all property types was $1,017,796, down 6.9% year over year and up 0.9% on the month. By property type, detached homes were the strongest year over year at -6.7%, and semi-detached the weakest at -9.3%.
This is the average sale price across the whole TRREB footprint, which runs from downtown Toronto condos to Halton and Durham freeholds. It moves with the mix of what sold as much as with prices themselves, so read it next to the by-property-type figures and the median rather than on its own.
