The average sale price in the Greater Toronto Area in February 2026 was $1,008,968, down 7.0% year over year. 3,868 homes sold against 10,705 new listings — 5.0 months of supply, a buyer's market.

What happened in February 2026

Toronto recorded 3,868 sales in February 2026, 4.2% fewer than the same month a year earlier. Sellers brought 10,705 new listings to market, leaving 19,314 properties in inventory — 1.1% less than a year ago. At the month's pace of sales that is 5.0 months of supply, which puts Toronto in a buyer's market. 34% of the month's new listings sold.

The average sale price across all property types was $1,008,968, down 7.0% year over year and up 3.7% on the month. By property type, semi-detached homes were the strongest year over year at -4.9%, and apartment the weakest at -8.9%.

This is the average sale price across the whole TRREB footprint, which runs from downtown Toronto condos to Halton and Durham freeholds. It moves with the mix of what sold as much as with prices themselves, so read it next to the by-property-type figures and the median rather than on its own.
