What this means if you're buying in Vaughan
Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. Detached purchases here routinely exceed $1.5 million, which puts them outside insured financing entirely — 20% down minimum, no insurance premium, and a smaller set of lenders. Buyers moving up from a first home also hit the timing problem: if your purchase closes before your sale, you need bridge financing, which requires a firm sale agreement on the property you are selling. Sorting the closing dates and the bridge at offer stage is much easier than solving it two weeks out.
