What happened in Vaughan in November 2025

Vaughan recorded 231 sales in November 2025, 25.5% fewer than the same month a year earlier. Sellers brought 571 new listings to market, leaving 1,299 properties in inventory — 18.2% more than a year ago. At the month's pace of sales that is 5.2 months of supply, which puts Vaughan in a buyer's market. 32% of the month's new listings sold.

The average sale price across all property types was $1,194,793, down 3.2% year over year and down 1.6% on the month. Detached homes averaged $1,711,735 against $624,088 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Vaughan
