What happened in Vaughan in April 2025

Vaughan recorded 244 sales in April 2025, 32.6% fewer than the same month a year earlier. Sellers brought 918 new listings to market, leaving 1,419 properties in inventory — 54.9% more than a year ago. At the month's pace of sales that is 4.4 months of supply, which puts Vaughan in a buyer's market. 34% of the month's new listings sold.

The average sale price across all property types was $1,327,790, up 3.7% year over year and up 5.4% on the month. Detached homes averaged $1,883,718 against $661,816 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Vaughan

Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. Detached purchases here routinely exceed $1.5 million, which puts them outside insured financing entirely — 20% down minimum, no insurance premium, and a smaller set of lenders. Buyers moving up from a first home also hit the timing problem: if your purchase closes before your sale, you need bridge financing, which requires a firm sale agreement on the property you are selling.
