Vaughan recorded 310 sales in November 2024, 51.2% more than the same month a year earlier. Sellers brought 588 new listings to market, leaving 1,099 properties in inventory — 27.1% more than a year ago. At the month's pace of sales that is 3.5 months of supply, which puts Vaughan in a balanced market. 40% of the month's new listings sold.

The average sale price across all property types was $1,234,141, down 2.8% year over year and down 4.9% on the month. Detached homes averaged $1,693,590 against $631,936 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
