What happened in Toronto Central in February 2026
Toronto Central recorded 757 sales in February 2026, 2.3% fewer than the same month a year earlier. Sellers brought 2,156 new listings to market, leaving 4,245 properties in inventory — 9.1% less than a year ago. At the month's pace of sales that is 6.0 months of supply, which puts Toronto Central in a buyer's market. 31% of the month's new listings sold.
The average sale price across all property types was $1,058,585, down 8.4% year over year and up 6.4% on the month. Detached homes averaged $2,197,236 against $709,690 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Toronto Central
Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. Central is where the $1.5 million cap bites hardest: detached houses in these districts typically trade well above it, so 20% down is the floor, insurance is unavailable, and fewer lenders will look at the file. On the condo side the recurring problem is pre-construction closings — a lender lends against the lesser of price and appraised value, and where a 2021 or 2022 purchase appraises below its contract price today, the shortfall has to be covered in cash.
