Richmond Hill recorded 184 sales in April 2026, 15.7% more than the same month a year earlier. Sellers brought 634 new listings to market, leaving 1,009 properties in inventory — 3.4% less than a year ago. At the month's pace of sales that is 6.2 months of supply, which puts Richmond Hill in a buyer's market. 30% of the month's new listings sold.
The average sale price across all property types was $1,175,275, down 9.7% year over year and down 3.7% on the month. Detached homes averaged $1,767,320 against $545,573 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
