What happened in Pickering in July 2026
Pickering recorded 98 sales in July 2026, 25.2% fewer than the same month a year earlier. Sellers brought 259 new listings to market, leaving 431 properties in inventory — 10.6% less than a year ago. At the month's pace of sales that is 3.8 months of supply, which puts Pickering in a balanced market. 40% of the month's new listings sold.
The average sale price across all property types was $951,065, down 2.2% year over year and up 3.6% on the month. Detached homes averaged $1,129,355 against $474,250 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
