Pickering recorded 137 sales in April 2026, 18.1% more than the same month a year earlier. Sellers brought 348 new listings to market, leaving 437 properties in inventory — 1.1% less than a year ago. At the month's pace of sales that is 3.9 months of supply, which puts Pickering in a balanced market. 38% of the month's new listings sold.
The average sale price across all property types was $921,274, down 9.4% year over year and down 1.1% on the month. Detached homes averaged $1,172,030 against $494,447 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
