What happened in Pickering in March 2025

Pickering recorded 108 sales in March 2025, 9.2% fewer than the same month a year earlier. Sellers brought 341 new listings to market, leaving 356 properties in inventory — 122.5% more than a year ago. At the month's pace of sales that is 2.9 months of supply, which puts Pickering in a balanced market. 41% of the month's new listings sold.

The average sale price across all property types was $964,971, down 7.9% year over year and up 2.3% on the month. Detached homes averaged $1,227,942 against $609,732 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
