What happened in Oshawa in November 2025

Oshawa recorded 170 sales in November 2025, 14.1% fewer than the same month a year earlier. Sellers brought 324 new listings to market, leaving 566 properties in inventory — 10.8% more than a year ago. At the month's pace of sales that is 3.3 months of supply, which puts Oshawa in a balanced market. 39% of the month's new listings sold.

The average sale price across all property types was $730,988, down 4.5% year over year and up 0.5% on the month. Detached homes averaged $793,130 against $360,643 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Oshawa
