What happened in Oshawa in December 2024

Oshawa recorded 122 sales in December 2024, 17.0% fewer than the same month a year earlier. Sellers brought 181 new listings to market, leaving 363 properties in inventory — 51.9% more than a year ago. At the month's pace of sales that is 2.2 months of supply, which puts Oshawa in a balanced market. 47% of the month's new listings sold.

The average sale price across all property types was $769,082, up 5.7% year over year and up 0.4% on the month. Detached homes averaged $856,338 against $402,500 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Oshawa
