What happened in Oakville in July 2025
Oakville recorded 226 sales in July 2025, 22.8% more than the same month a year earlier. Sellers brought 655 new listings to market, leaving 1,330 properties in inventory — 37.0% more than a year ago. At the month's pace of sales that is 5.1 months of supply, which puts Oakville in a buyer's market. 32% of the month's new listings sold.
The average sale price across all property types was $1,338,263, down 9.4% year over year and down 7.6% on the month. Detached homes averaged $1,783,617 against $652,976 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Oakville
