Newmarket recorded 60 sales in November 2025, 34.8% fewer than the same month a year earlier. Sellers brought 159 new listings to market, leaving 304 properties in inventory — 39.4% more than a year ago. At the month's pace of sales that is 4.3 months of supply, which puts Newmarket in a buyer's market. 35% of the month's new listings sold.

The average sale price across all property types was $953,743, down 10.0% year over year and down 6.6% on the month. Detached homes averaged $1,061,050 against $795,667 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
