Newmarket recorded 83 sales in September 2025, 5.1% more than the same month a year earlier. Sellers brought 234 new listings to market, leaving 338 properties in inventory — 14.2% more than a year ago. At the month's pace of sales that is 3.9 months of supply, which puts Newmarket in a balanced market. 37% of the month's new listings sold.

The average sale price across all property types was $1,002,082, down 11.2% year over year and up 0.7% on the month. Detached homes averaged $1,154,794 against $596,500 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
