Milton recorded 147 sales in July 2026, 18.8% fewer than the same month a year earlier. Sellers brought 341 new listings to market, leaving 520 properties in inventory — 22.3% less than a year ago. At the month's pace of sales that is 3.9 months of supply, which puts Milton in a balanced market. 39% of the month's new listings sold.

The average sale price across all property types was $944,889, down 7.7% year over year and down 5.4% on the month. Detached homes averaged $1,205,176 against $574,162 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Milton
